Instead of me telling you why you’d love living here, here’s what the current owner, Natalie, said:

What do you love most about your home?

I lived in this area when I went to university 40 years ago (gasp!). I loved the Nutana/Broadway area then, so when our daughters were moving to Saskatoon to go to university I couldn’t think of a better neighbourhood in which to experience Saskatoon. When we found the condo in 2009, it was a brand new apartment-to-condo conversion. It is beautifully done: a warm, contemporary home in a great neighbourhood that I have always loved.

I love that, as a condo board, we have allowed unit owners to have cats and small-to-medium dogs in their home. (Note: renters of units are not allowed pets — only owners.)

I also am proud of the fact that, as a condo board, soon after conversion, we upgraded the heating to improve efficiency and decrease cost. That heating system is completely paid for, as is a new roof and troughs done in the past few years. Each unit has washer/dryer combined in a single machine in-suite, but as a board we also authorized the purchase of commercial washers and dryers which are located in the lower level and available for all units to use at no charge (no coins necessary).

Also, I appreciate the linen closet in the hall. Good stage space and close to bathroom. Storage room has laundry. We added additional storage/hanging space for laundry.

What do you love about your kitchen?

Darker wood shaker-style cabinets by Kitchencraft and granite counters in the galley kitchen give the kitchen a clean and sophisticated feel. It’s fun to cook and visit in with family and company. I love that the dining area has a south-facing window which always makes the kitchen/dining area a happy-feeling spot to have a meal and glass of wine.

What do you love about your bathroom(s)?

The bathroom has a great, comfy soaking tub and lots of drawer/cupboard space to keep things tidy. Also has shaker cabinets as in kitchen.

What upgrades or updates have you done recently?

Replaced kitchen/dining/entrance closet flooring. Hood fan over stove replaced with over-the-range microwave (GE professional line) shortly after condo purchase. Because the condo was decorated and renovated in a neutral palette with contemporary fixtures/cupboards, etc., it has not required much.

How much is your average monthly heating bill?
Heat is included in condo fee — no additional charge.

How much is your average monthly power bill?
Hmmm — it’s been over 2 years since we did pay it, as renters were responsible and it varied in winter months. Not sure now.

How much is your average monthly water bill?
Water is included in condo fee — no additional charge.

How much is your annual property tax?
Approximately $1600 last year.

What is the best thing about the location of your home?

It is fantastic. If you are driving, easy to get to anywhere: downtown, 8th Street, university, #11 highway — anywhere. If walking, close to Broadway, university and RUH, riverbank, even downtown. If biking, close to riverbank and trails. The area has trees and birds and a history and spirit that newer areas lack.

List your top 3 neighbourhood hot spots.

Everything on Broadway: Calories, Starbucks, The Better Good, festivals, Jazz, groceries, cheese store, etc etc. It is a great neighbourhood! In just a few minutes, you can walk there, browse, eat, get groceries, visit friends, and just consider yourself very very lucky.

How much is your monthly condo fee? What does it cover?

$329.13 I believe. Covers water and heat but not power or cable/internet. We also have a property manager (Turanich) on contract. They have done a good job sourcing and locking in a great natural gas rate for us, and they also hire a caretaker that provides service to the building (cleaning, etc.).
